Design challenges addressed
The living room of the sales office area was left unfurnished so prospective buyers could walk up to floor plans that were displayed on the walls. However, with no furniture in the living room the sales office looked and felt incomplete. Fall selling season was ending soon; this would be a very time sensitive delivery. I needed to select and present solutions that could be shipped, delivered and installed quickly.
The builder did not want the furniture or design to look like an afterthought, so my mission was to make sure my selections worked with existing rooms. I needed to make the room look and feel professional but at the same time feel warm and inviting like a home. I also needed be cognizant of the products; they needed to be traffic friendly selections due the nature of the office because there would be a lot of foot traffic. However, the client did want a “white to off white sofa!”
How we solved the problems
I chose small scaled furniture to fit the space properly that had a neutral connotation to blend in, as opposed to popping out. Prospective buyers can still easily walk up to the floor plans and read them. I chose accessory selections that were readily available, and furniture that could be “quick-shipped” to handle the time restrictions. I received the check to start ordering on October 31st and all the furniture and furnishings were delivered and installed by November 23, just before the Thanksgiving long weekend.
Colors were coordinated from adjacent rooms by identifying fabric from existing drapes and valances, and incorporated them into the custom pillows for the sofa and love seat. The area rug was a polyester shag rug in gray and taupe that looked fun but could easily hide the dirt that might be tracked in.
Between Thanksgiving and Christmas the agents sold two of this model showing how important it is for prospective buyers to see furniture in model homes. The sales agents now sit in the living room when discussing which floor plans works best for the client.
